OVERALL BEST EXTENSION
This extensive project involved the complete removal of the rear two storey section of the house. These areas were dated, in poor condition, and structurally unsound.
Added on to the new ground floor were a new family room, dining area, kitchen, laundry, powder room and hall, while upstairs now comprises a new bathroom bedroom and hallway.
Internally, the extension is of an extremely modern style with lofty three meter high ceilings downstairs. The plasterboard walls have external angles to all windows and doors, thus no architraves.
Hydronic heating was extended to the new area, including the fitting of subfloor radiators to the dining and family rooms. This substantially freed up valuable wall space. A Jetmaster open gas log fire provides additional heating with a cosy feel. The hearth to this fireplace is a cantilevered bluestone slab matching the new bluestone paving to the adjacent courtyard.
Wide Black Butt flooring has been laid to the ground floor areas.
The exterior of this brick veneer extension has been rendered with traditional concrete render to match the existing. As the lower storey features a more modern aspect, full height windows were used together with two large folding door units and a folding bay window. The ground floor can be completely opened up to provide a stunning, light and spacious indoor-outdoor entertaining area.
The kitchen and laundry both have Marble tops with high gloss two pack paint finished cabinets, and the laundry is accessed from the kitchen via a matching kitchen cabinet door. The new upstairs bathroom is fully tiled with marble tiles, while the vanity is a floating one piece sheet of marble. The powder room and hallway both have bluestone tiled floors, matching the hearth.
