Option 1 - Security Deposit with Service Fee

You may choose to pay a security deposit, which provides you with a return of around 8% leaving a much reduced weekly service fee payable monthly in advance.  Security Deposits start at $20,000. The table below provides some examples of service fees payable. The actual figues will depend on the room and the deposit paid upon signing the Residential Agreement.

*Note: - Service fees for a single room are based on a $550 per week full residential fee room.  Service fees are lower for rooms with full residential fees lower that $550 per week.

Security deposits are repaid within 60 days of departure with a deduction of 2.5% for each year of residency up to a maximum deduction of 12.5%.

Option 2 - Room title purchase with Service Fee

Rosewood Gardens 41 rooms are all on individual titles. This means that you can purchase your room and pay a reduced service fee.

Purchase of the title to your private single room ranges from $190,000 to $220,000.
Purchase of the title to your private two-room suite costs from $250,000-$270,000.

Service fees are $410 per week, for a single room, $445 for a single person in a two room suite & $635 for a couple in a two room suite.

Residents are required to pay any or legal fees and taxes (such as stamp duty) for both parties and can either arrange their own sale upon departure or request a buyback gurantee at the original puchase price.  The buyback settlement is 120 days after depature.

Note: Service fees for a single room are based on a $515 per week full residential fee room. Where the full residential rate is different the service  fee amount adjusts according to the variation from the $515 figure. For example a $475 per week room would have service fees $25 per week less than those shown above.

Service fees are $410 per week for a single room, $445 for a single person in a two room suite and $635 for a couple in a two room suite.

Residents are required to pay any legal fees and taxes and upon departure our buyback guarantee at the original purchase price. The buyback settlement is 120 days after departure.
